    8. How can I locate my property lines?

Most fence contractors will stipulate in your contract that it is the property owners responsibilty to identify the property lines.

There are a few things you can do to locate the property line. In Ontario, if you have bought your home recently, you will have received a copy of what is called a Real Property Report (RPR). This report was made by a surveyor and will have the measurements of your property and it may also have the distances from the corners of a building to the property lines. This report is the least expensive and quickest way to locate the line.

You could look (dig) for the survey pins. If you live in a newer area there should be survey pins in the ground to mark the corners of your property. However, this is probably the least efficient method to locate the property line as these pins could be up to four feet down in some cases and there is no guarantee that they will be there or that you will find them.

You could call a survey company and have someone come out mark the lines for you. There will be a charge for this service. You should be able to locate a surveyor in your local telephone book.

It is always a good idea to verify the location of the fence with your neighbors before construction begins. Click here to learn more about dealing with neighbors.

    9. Neighbor Issues

If you are going to build a fence, it is almost always a good idea to tell your neighbor of your intentions while still in the planning stages. Your discussion may result in your neighbor agreeing to share the cost of the fence, and it may very likely prevent hard feelings or even a dispute down the road. Your relationship with your neighbor can very likely determine the position of your fence. When both parties are in agreement, the fence is usually located on the property line. If there is disagreement or the neighbor cannot be contacted, it is very wise to place the fence completely on your side of the property line. What if your neighbor is uncooperative? You do not need your neighbor's permission to construct a fence provided that the fence is clearly on your property, but be sure tell your fence contractor so they may take precautions against trespassing on your neighbor's property and possible altercations. The general rule for building a fence is to always involve your neighbors. This strategy may even save you money if your neighbor needs a fence too, because most contractors will give quantity discounts.

    10. How to save money on your fence or Deck purchase?

How to save money on your fence or Deck purchase? Most contractors will give quantity discounts. Therefore, the first thing you can do is increase the quantity of fence. That does not mean put up more fence around your property. Rather, talk with your neighbors or anyone you know in your neighborhood that may need a fence, group together, and then approach a contractor. This is by far the most effective strategy for lowering the price tag and it will save you a significant amount of money on your fence purchase. This strategy works every time because it enables the fence contractor to reduce costs and the amount of time it takes to build one fence. This next suggestion may not at first glance sound like a way to save money, but in many cases it can be. And that is to select a contractor you can trust, someone that will meet your needs and look after your interests. We have had to clean up a few messes for customers left behind by dishonest and/or incompetent fence contractors. These unfortunate customers ended up paying twice the amount the fence should have cost had they done their homework in the first place. Don't let this happen to you.  Another way to save some money is to do some or all of the work your self. We sell fence packages for the do-it-yourselfer, or let us do the hard work for you by digging the post holes and even setting the posts in the cement, and then you can do the rest. Other "sweat equity" activities might include cleaning up the dirt that comes out of the post holes, painting your wood fence, installing the privacy slats into a chain link fence. If you are replacing an existing fence, removing the old one yourself. These are tasks that do not require much skill but if you have the time and a little ambition you can save a lot of money. Occasionally, someone will call us up and ask us to install some used fence material that they have just purchased or have lying around in the hope of saving money. This usually is not an effective way to save money if you are hiring a contractor do the installation. Many contractors will not work with used material, and if you find someone that does, the additional labor charges to work with, untangle and remove the wrinkles from the used material (especially chain link mesh) will very often offset any savings you might expect. What you end up with is a used fence that cost almost as much as a brand new one.
